Thorpe Grange
This stone-built farmhouse had been tenanted for over sixty years prior to our clients purchasing it. After winning a competitive tender process we were instructed to carry out a comprehensive renovation of the whole building
The property had been previously repointed in unsuitable cement mortar and this had started to cause problems with damp and deterioration of the stonework. We carefully removed all the hard cement mortar and repointed the whole building using a traditional hot lime mortar.
The external walls were found to be in a poor state structurally and this necessitated a full scheme of traditional underpinning.
A ground source heat pump was installed for heating and hot water. This involved excavating five 100m long trenches in an adjacent field for the collector loops to extract heat from the ground.
Other works included:
- Full strip and recover of the roof, including new pantiles and repairs to the structure
- New plumbing and heating systems.
- New foul drainage system including treatment plant
- New electrical and alarm systems
- Fit-out including new kitchen and bathrooms
- Bespoke joinery
- Tiling and decoration
- External landscaping
- Window replacement with bespoke windows and cylinder glass
- Repairs to lath and plaster ceilings and stud walls
- Replacement of natural stone window heads and cills
