68-70 Walmgate
68-70 Walmgate is an early-18th Century Grade II* Listed building, Two shops were formed in the ground floor in the late 19th century and these gave way to one new shop c. 1965, with further alterations carried out circa 1985 and the building had a modern shop front
Our client planned to convert the property back into a residential dwelling, reversing years of neglect and poor maintenance.
Once initial enabling works had been carried out, stripping out all the old shop fittings and office paraphernalia, we were able to see the fabric of the original building and determine the extent of structural stabilisation works required.
We then embarked upon a detailed programme of sympathetic repairs and restoration to breathe new life into the building.
Works included:
- Removal of the modern shop front and reinstatement of an appropriately detailed, timber front door and door case and four sash windows to match those at first floor
- Rebuilding of the front elevation in matching clamp brick, laid in lime mortar
- Replacement of modern fireplaces
- New plumbing and heating systems
- Structural works
- New electrical and alarm systems
- Fit-out including new kitchen and bathrooms
- Internal timber panelling
- Tiling and decoration
- External works
- Standing-seam roof to new rear outshoot
